How to read between the lines of a price guide

A price guide is not a valuation, it is the start of a campaign. Three things decide what a home sells for, and none appear in the listing.

Price guides are one of the most misunderstood parts of the property market, and the misunderstanding is expensive.

Buyers tend to read a guide as a prediction of the sale price. It is not. It is where the campaign starts. Some homes sell inside the range. Plenty sell well above it. A few never sell at all.

Three things do most of the work in deciding where a property actually lands.

1. Buyer demand

Competition is what pushes a result past the guide, and it clusters around the same features: strong family appeal, a good school zone, a location people already want.

You can measure it before auction day. Go to the opens for comparable homes. Count the people. Watch how quickly contracts get requested. Sit through a couple of auctions in the same pocket and watch the bidding. Twenty minutes of that tells you more than any online estimate.

2. Land and position

In suburbs like Box Hill, Doncaster and Balwyn North, exactly where a home sits can move the number substantially. Two houses that look alike on a listing can produce very different results depending on land size, orientation, and what is at the end of the street.

Recent comparable sales from the same pocket, not just the same suburb, are the only reliable anchor.

3. Presentation and emotion

Renovated, move-in-ready homes are attracting strong interest, because most buyers right now have no appetite for a project. Emotion is what makes people stretch, and a well-presented home creates it.

The flip side is the opportunity. If you are genuinely willing to renovate, the homes that need work are where the value is sitting.

The practical version

Treat the guide as information about the campaign, not about the property. Then do your own work: comparable sales, inspection turnout, land and position, and an honest read of how much emotion the home is going to generate in everyone else.
