The questions buyers ask most

What happens after I book a call?

Once you’ve booked, you’ll get a confirmation email with the time and date. The first call is a quick 20-minute phone chat, so you can speak with me from wherever you’re comfortable, no video meeting required.

It’s a relaxed conversation to understand where you’re at, what you’re trying to achieve, and whether I can genuinely help. If it looks like a good fit, we’ll book a longer strategy session to go deeper into your goals and walk through the full process. No pressure. Just a straight conversation about whether moving forward makes sense for you.

Who will I actually be working with?

Me, Justin, start to finish. This is deliberately a one-person practice. You will not be handed to a junior or an assistant after you sign. Every inspection, every valuation, every negotiation and every conversation with an agent is me personally. When you are making a decision this size, knowing exactly who is accountable matters, and that is the whole reason I have kept it small.

I've never bought a home before.

That's genuinely fine, and it's a big part of why I do this. Most people only buy a handful of homes in their lifetime, so nobody walks in an expert. I'll explain each stage before it happens, and you can ask me anything, however small it feels. The buyers who get the best outcomes are usually the ones who ask the most questions.

Do you only work with owner-occupiers?

Yes. I work only with people buying a home to live in, which is a deliberate choice rather than a limitation. Buying a family home is a different job to buying an investment. It involves school zones, commutes, how a floorplan actually works on a wet Sunday, and a lot of emotion at auction. Staying focused on one type of buyer is how I stay genuinely good at it.

What are your fees, and when do I pay?

Full-service buyer's advocacy is priced in brackets based on the purchase price, starting from $14,000 plus GST, with a tailored quote above $2.2 million. The fee is fixed at the outset, so it does not climb just because the purchase price does. You pay a $3,000 engagement fee to begin and the balance at settlement, not at exchange. Negotiation and auction bidding is around 40% of the full-service fee, and vendor advocacy costs you nothing directly because it is paid from the selling agent's existing commission.

How long does the whole process take?

Most of my clients are settled on a purchase within six to ten weeks of our first strategy session, though it depends on the market and how specific your brief is. A clear strategy almost always shortens the search rather than lengthening it. That said, I work with owner-occupiers only and I have no volume target to hit, so there is never pressure to transact. I would far rather take an extra month than see you settle for the wrong home.

What kind of homes do you help people buy?

Established family homes, townhouses and quality apartments across Melbourne's eastern suburbs, mostly in the $1 million to $3 million range. Every property goes through full due diligence before you commit, including comparable sales, zoning, easements and overlays, school catchment verification, building and pest, and a walk-through video recording the property's condition. I check that things actually work, right down to the hot water, because you buy a home as it is on the day you sign.

What if I'm looking outside your area?

My focus is Melbourne's eastern suburbs, including Blackburn, Surrey Hills, Doncaster and Mitcham, plus the surrounding pockets across Manningham, Whitehorse, Boroondara, Monash and Maroondah. It's an area I know well and follow closely. If you're looking just outside that footprint, it's still worth a conversation. I'd rather tell you honestly whether I'm the right person to help than stretch myself thin across areas I don't know as well.
