Blackburn is a settled, family-first pocket of the eastern suburbs, about 16 kilometres from the CBD, with Belgrave and Lilydale line trains at both Blackburn and Laburnum stations. The housing stock is a genuine mix: original post-war homes on 700-plus square metre blocks, careful renovations, and a growing number of townhouses near the station. That range is exactly what makes it hard. Two homes three streets apart can differ by four hundred thousand dollars for reasons that never appear in a listing.

Four things I check on every Blackburn property

Land and orientation

The block matters more than the kitchen

Blackburn blocks vary hugely in shape, fall and aspect. A north-facing rear garden on a level 700 square metre block is worth holding out for. A steep, south-facing battleaxe is not, however good the renovation looks on the day.

Overlays and zoning

Check the controls before you fall in love

Significant Landscape and Neighbourhood Character overlays are common here, and they shape what you can ever do with the property. I pull the planning certificate early so a future extension is never a surprise.

School zones

Catchments are address-specific, not suburb-wide

Blackburn Primary, Laburnum Primary and Blackburn High School all draw tight boundaries. Two houses on the same street can sit in different zones, so I verify every address on Find My School before you bid.

The quiet sales

A real share of stock is never advertised

What buyers ask me about Blackburn

What should I budget for a family home in Blackburn?

The median house price sits around $1.6 million for the 12 months to June 2026. In practice, a solid three or four bedroom home on a good block generally starts in the mid $1.4 millions, and renovated homes on the Blackburn Lake side regularly push past $1.9 million.

If your budget is closer to $1.2 million, we would look at original homes needing work, or at neighbouring Blackburn South and Mitcham, where the same money buys more.

Is Blackburn better value than Surrey Hills or Camberwell?

Yes, meaningfully. Blackburn's median sits roughly $600,000 below Surrey Hills for a comparable family home, and the land is usually larger. What you trade is proximity, 16 kilometres to the city rather than 11, and some of the period streetscape.

For owner-occupiers who want space, schools and trains, that trade is often the right one. I will say so plainly if I think you are paying a premium for a postcode rather than a home.

How competitive are Blackburn auctions?

The clearance rate has been running around 62% over the past year, which means roughly two in five homes do not sell under the hammer. That is useful information. It tells you there is room to negotiate after a pass-in, and that vendor price expectations are not always met.

Bidding is where most buyers lose money. I bid for clients as a matter of course, and I walk away when the number stops making sense.

Which school zones should I be checking?

Blackburn Primary, Laburnum Primary and Blackburn High School are the main government catchments, and every one of them is address-specific. There are also strong independent options close by.

I verify each shortlisted address on the Find My School tool before you commit, because listings get this wrong more often than you would expect.

Are there many off-market properties in Blackburn?

More than most buyers realise. A meaningful share of homes here change hands quietly, either pre-market during the photography stage or fully off-market between agents and known buyers.

I do not pay or accept referral fees for access. What I have instead is nearly twenty years of relationships in Melbourne's east, and agents call me because they know my clients are genuine.

How long does it usually take to buy in Blackburn?
